Private septic is required and our water is part of a private water source. No M.U.D. is required.

Are the utilities in place?

Yes, all underground; phone, electric, cable. Pedernales Electric (PEC), AT&T Cable & Internet, Private Potable Water- Coves on Lake Travis, Irrigation- LCRA reclaimed.

Can I build on my homesite immediately after close?

Yes, or you can wait to begin. There is no mandatory start time after closing.

Can I bring my own builder?

Yes, we welcome the builder of your choice. An architectural committee review, managed by a third party company, First Service Residential, is required prior. ACC Guidelines are available. We also have several participating builders already familiar and currently building within our community.

What is the minimum square footage?

What is the current flood level for Lake Travis? Is your property in the flood zone?

Mansfield Dam is 713’. We have some home sites within the flood plain. We will provide all the appropriate information to allow for construction. Required minimum Finished Floor elevation for home sites is 722’. Alura Pointe Villas are grandfathered in at 717’.

What is the mile marker for The Reserve coming from Mansfield Dam mile marker 1?

Can I have a private dock on a waterfront lot?

Yes - Only a few remain allowing for a private dock.

Can I have a horse on my property?

On 3 acres or more, maximum is 2.

What are the Waterfront Villas?

(SOLD OUT) Alura Point Villas- 22 waterfront vacation homes managed and maintained within a Condominium HOA. 3 Interior design packages are available and custom upgrades are available. What are the Cabins?

These are Luxury cabins, providing overnight lodging for residents, members and their guests. 20 cabins (1 & 2 bedrooms) with kitchenette, outdoor showers, outdoor kitchen and Zen like gardens and decking. Turnkey rental managment company manages the rental of these cabins should you wish to put them in the rental pool. Great investment opportunity!

What are the Farmhouses?

These are an enclave of 16 Farmhouse style homes in the heart of RLT. Built to the highest "green" standards with 4 different floorplans ranging from 1531 sq/ft to 2874 sq/ft. Current HOA dues are $490 (Excluding club membership.)
